I've been working with a couple investors who are in this situation.  It's been a journey, but we finally got an unfinished project completed and it just got it's CO.  Had to have an outside trustworthy GC come in to complete it.  I wonder how many others are out there with incomplete projects in Cape Coral who have no idea what to do?  It seems much bigger than I originally thought. The project I reference is a Beattie build and not a Blacktip.  Regardless, it's a horrible situation for investors to be in.

Hi Angela,

Yes, this can be very overwhelming and daunting. Joining REIA groups in your area can give you some knowledge. A growing avenue for many investors whether seasoned or not is having a turnkey situation; meaning property, property management, insurance professionals, preferred lenders and investor pricing is all in place. Since you're wishing to invest out of state, having all these pieces in place can relax the nerves! House hacking is a great strategy. Fannie & Freddy do allow a 5% down owner occupied scenario. This would be ideal on a duplex, triplex or quad so you can live in one of the units while the others are rented. You would have to keep in mind PMI would be in place. In a year or so when equity is built up (choosing a growing market) you could refi and have 20% equity and drop the PMI. At that point, you could also move out and have your unit rented as the requirement is one year. I help investors do these things week in and week out with new construction properties. Excellent job! Seems like a great deal. I know that TurnKey products are gaining popularity. Build 2 Rent models are becoming popular for investors. I'm part of a team here in Florida that helps investors identify & purchase Build 2 Rent sfh & duplexes. We have relationships with quality builders and arrange for a discount off retail for our investors so they can get cash flow and build equity simultaneously. It definitely eliminates the brain damage of BRRR!
