Thanks, all, for your help and for those who had "advice". I've gotten clarification and yes I am new, but still doing things legally and ethically while still continuing to study/learn. I'm retired from a decades-long background in law enforcement/crime scene (which I know doesn't guarantee that I'm ethical), but I will continue to learn from those who can answer my questions and are already doing what I want to accomplish. As a sidenote, on an earlier question/post, some of the "good-'ol-boys" were exclaiming there was no reason to get training as everything I want to know is here in Bigger Pockets. Sigh.

@John Thedford, maybe it sounds like that to you, but that's not what I said. Rest assured, I am not practicing without a license and I am not doing anything illegaly. I am new and trying to learn. If you have any good advice, I'm open.

Still learning, here's what I'm experiencing: After marketing for buyers and sellers - I'm getting a huge response from buyers. I don't have any homes for them. Advice/recommendations, please? Thanks in advance.

That's what I thought. There really was no explanation in the training material but I was uncomfortable with not revealing the information. Thank you.

Hi all! 

So I've been studying "terms", seller-financing, lease purchase, subject to, etc.

I'm now focused on wholesale training. I have not had any "real" deals yet. I'm being trained to "hold a short conversation" with title co./attorney about a simultaneous closing and assignment and to be sure that won't be a problem. My first question, is why would that be a problem?

Second, I'm encouraged to not advise my realtor of my intent, if I'm doing a simultaneous closing. Why would I do that?

Thank you, all! Any recommendations for my "dream team"? Attorney, agent, title, etc? We are in the southeast corner of the state. Falcon/Peyton/Rush/Calhan/Yoder/Colorado Springs...

In the meantime, we'll keep on keeping on!

Wow. Think I'll go drink heavily now. J/k, it may a good time to become laser focused and redirect my efforts, with so much info. I am going to talk w/Dan my husband and I hope I can clarify a few things soon with the awesome peeps that have contributed.
