Hi Levi, I became a real estate agent in Alabama as a second career. It takes time to get your license, but more real estate firms are quick to snap you up and some provide the training. Realtor fees are not excessive (unless you're not selling anything). I've never liked to "sell", so the whole process of starting out trying to find clients and hosting open houses for other realtors was not appealing. However, I got the flip bug so having my license was a benefit. My broker gave 2 freebies a year, so I could buy and sell homes without paying a percentage to the brokerage. Afterwards, you have to pay the brokerage fees. As an investor, an additional benefit to having a license is the MLS. Having access to this database allows you to perform your own analysis on potential home values, etc. This is only a partial response, but I'm happy to discuss further.

I'm new to real estate investing, but flipped 3 homes in Alabama for a descent profit. I just moved to West Michigan and hope to get back into it, however I don't yet have the contacts, including contractors, etc. I am also interested in investing in rental properties, so I'm looking at various financing options. I live in Holland, MI, but other areas on my radar include Grand Haven, Grand Rapids, Saugatuck and possibly Muskegon.
