 I've been using erentpayment for more than a year now and am very pleased. I set up the account to not allow partial payments and have had no problems at all. Their customer service staff is efficient and promptly responds to my queries. 

I use erentpayment as well for my applications, which I customized by property. I don't charge a fee for the application, and applicants say it's been easy to use. I particularly like that I can rearrange sections, add information blocks, and add instructions about the entire process.

I selected the option to pay the $3 monthly processing fee myself. Tenants seem to appreciate it when I tell them I pay that fee for them, and it's frankly a minimal expense for me.

@Kyle Evans, remember that there's a difference between deposits and fees. A deposit is (potentially) refundable (assuming conditions have been met), while fees are non-refundable.

 If you're a renter and having issues, post a comment to the Renters Forum (see https://www.biggerpockets.com/forums/81-renters). That forum is "for renters who are looking for advice in dealing with their landlord. Ask questions about dealing with landlords, leases, tenant rights and other important issues." 

As with any forum, you may find some posts helpful and others less interesting to you. It's easy to scroll past anything that doesn't interest you. And as you spend more time on the site you'll find that a significant majority of participants are helpful and courteous to all.

Whether you're a tenant or a landlord, there's quite a lot to learn from this site!

 Gail, you just reminded me of an applicant touring one of our homes that's set in a hilly wooded area with creeks nearby. After touring the house I opened the back door, pointing out the nice fenced yard with grassy area, trees, flagstone patio. She wanted to know if there were any frogs in the yard. I told her (honestly) that I'd seen rabbits, possums, and even an armadillo a time or two but couldn't remember frogs. She told me she'd faint if she saw one.  

Kids loved the place, husband loved the place, she loved the place. All except for the chance of frogs, of course. 

I wished them well in their house search.

 Welcome to BP Scott! It can be a challenge to find a "great deal" in NWA given the overall prosperity and growth of the region. They're out there, though it takes time, effort, and networking.

I've been asked that a few times for my Fayetteville rentals. I just tell them that my properties are not currently listed with the housing authority, and encourage them to contact the local housing agency to find available properties.

 I can highly recommend Bill Speer. He's an executive broker at Metro Marketing Realty. I worked with him in November and the entire process was the easiest ever! He understands investor needs and is exceptionally helpful.

@Aly W., I understand the requirement not to discriminate based on income source (assuming it's legal and verifiable, of course). I'm curious, though: must every landlord in your state be approved through HUD (or whoever it is) to accept Section 8?

@Account Closed, that's pretty much what happened. He thought he could convince me to sell, became frustrated when that didn't happen, and felt rushed at move-out (despite his own 90-day notice!). The damage was all done on their last day in the house, so no amount of inspecting would have caught that. However, it taught me to take photographs of ALL the plumbing fixtures and to review those pictures during routine inspections!
