I know Robuilt has been sharing them and encouraging other hosts to check out their site. We haven't yet, but I would think even for $300 a year it would be worth it for just one stay!

Born and raised Oklahoman here, and I have never understood why that little corner of the state turned into such a popular market! It's way too hot for hiking in the summer, and ugly in the winter once all the green is gone. So that only leaves a very small window of tourist enjoyment in the early spring and of course fall. Like already mentioned there's not much to do....2 days exploring the area would cover everything. 

I have also heard the market is not doing well and know there's a number of STR properties for sale in the area. So, I would definitely proceed with caution.

Absolutely no need for cable at a STR! The best is a TCL Roku TV, where guests can log into their own streaming services.

So long as you have a wonderful cleaner and handyman in the area you'll do just fine! Make sure to communicate with them that last minute emergencies may fall on either person. If they are not okay with that, either find someone who is or hire a runner that can take care of emergencies.

Probably would depend on the landlord and arbitrager. Although some utilities just work better if they are tied to the actual owner. So, whatever you both decide works, make the agreement on that arrangement.

There's also St. Augustine and Daytona beach area...pretty much the entire state along the coast could be option for you. But decided where you would like to visit during the year would be helpful in narrowing down a location.
