Legally I have no idea, but dang, your market must be crazy lucrative for the property t pass through the hands of 1 investor, then 1 wholesaler, and still have margins left for the end investor.

To their credit however, I know they do buy houses and actually do deals. I've competed with them for deals once or twice. 

How how they get a net of $75K, I'm guess how it is calculated is $40K for the net profit after the flip , and since they are realtors and they double end their commission they add another $35K for a $700K house to give $75K. 

But to be able to consistently snag sub million houses that gives $75K nett clean and clear deal after deal is pretty tough I think.

Hey everyone, my company Redwood Investments, is looking for a realtor to represent us in Oceanside, CA. 

My company's primary focus is in fixing and flipping, and we've been operating in the Orange County market for the last few years. The company is growing, and we're starting to expand our geographical area.

- good understanding of our needs as fixers and flippers

- tech savvy and able to use docusign.

- good understanding of the retail buyer market as well.

Thanks for sharing, big relief for me since I'm in the middle of a flip in San Juan Capistrano right now, although personally, I think the prices in the coastal towns are going to stay flat.

Hey Zaki, it's good to see another RE investor form OC here. You're just up the street from me!

I think it's really tough to answer your question on whether to buy rental property or to flip here in OC, with the main question being are you seeking returns in rental yield or through capital appreciation? 

I think if you can answer that question, you will have a pretty clear idea of how to invest. *hint* I would not recommend OC for rental yield unless you want to do things like vacation rental. 

The other question being, how hands on duo you want to be? To buy a fixer and then fix it up, it takes a fair amount of hand on, even if you do have a GC doing the work for you. Something else to consider.

I hate to propose this, but if you know the AC guy well, sometimes they have used condenser units that they will sell and install for you (save maybe $400-600), but with labor costing what it is, I don't normally bother because it will only be a few years before you need to put another one in.

@Joseph Schmitt, I've looked into really nice prefab homes as an alternative to flipping, but the really nice one are not cheap, i.e. Turkel homes and other names in this arena, etc I've found on average run around $400-600 psf for the structure and site work on a level ground. I've always found it a bit odd because they've always marketed prefab homes as being an economical solution, but I really don't find them cheap at all. Faster yes, but cheaper no. 

Honestly, it won't be the amount of rent that i am worried about. It would be more like what if he stops working and you need to evict him as a result? How are the courts going to price the value of his work...it's a messy situation if all goes south. Personally, I'd just charge him rent as per normal, then have him invoice for the work that he does, and keep all transactions clean and clear.
