It's a tough market out here right now. I live in the Daytona Beach area & finding something turnkey for sale that will cash flow is very difficult, the prices are still too high. I run numbers daily and rarely do I find something that will cash flow nicely. I can't speak for Cape Coral, Tampa, or Panama City but I assume those markets are inflated too. Mostly what I see in your price range in my area are condos, tons of condos for sale. Lots of us are just in a holding pattern right now waiting for something to give. I'm currently working with a couple of other out of state investors looking to do the same thing you are. If you have any questions about properties in the Daytona area, I'm more than happy to help.

I am also seeking a CPA who specializes in the complex world of real estate investors. I do have a recommendation for an attorney, she has done every transaction I've been a part of in Florida. She is a lender and has in house title company as well. I use her for loans, deeds, title work, closings, etc. Her name is Dawn Calache she is located in Port Orange and she's awesome! I would be careful with claiming expenses on repairs for things that happened while it was your primary residence. If the damage was storm related homeowners insurance might be an option? I know insurance doesn't always cover what we need these days.

Hey Edwin, I'm also a licensed agent and investor looking to do the same thing. I have one of my rentals for sale and will have the capital needed to buy and rehab properties. I live in De Leon Springs and looking to invest in the same areas. We should sit down and talk.

 I don't know how investor friendly they are but you can check out lokation Realty. They are 100% and I believe no monthly fees

 I know Rob Arnold (broker) personally. He is very active in investing personally and most of his agents are too. He is on the board at CFRI too. He does a lot of flat fee listings and has a great reputation.

 gothca there should be a brokerage with with a flat annual fee..  see if there is a More realty there.. my wife works with them and pays an annual fee
