I've been STRIKING OUT trying to find a stellar cleaning service that actually wants new clients. I need bi-weekly service in South Tampa. Who do you know??

Been hearing a lot of investors had their properties royally screwed up from Milton. My neighbors on the first floor where I live, got close to 4 feet of flooding.

How did the storm effect your local portfolio?

Somehow my MTR house hack in South Tampa made it through unscathed! I just still need power.

Nice! I want to do a house hack as first investment since I live in FL, but these hurricanes are making me think twice about my location.

It seems to me anywhere nice anymore has a significant downside to it. Be it cost, hazards, taxes.... Pick your poison.

Good day everyone,

I am interested in purchasing either a condo or a townhouse for short-term rental. I am also open to a longer rental as long as I could use this place for 1-2 months as a second home (summer or winter break). Budget at or under 400K. HOA and insurance costs as low as possible.
Can you suggest a few good cities in the FL with lower vacancy rates and close to nature/activities?

I am open to both the Gulf side or Atlantic/east side of south Florida.

I plan to travel to FL early next month and want to have some idea of good cities/regions to start with. Your advice will be beneficial.

Regards

Suhaib

You're going to be hard pressed to find a HOA that will allow STR and therefore insurance to match. LTR is more plausible but often HOA requires primary residence for a period of time before renting it.

I’m sure this is a preference, but curious as to what you all do. When do you look at a property? Do you look before you make an offer, during due diligence, or not until you close. No wrong answers, just curious.

Personally I would never go past inspection period without stepping foot in the property. Too much risk and variables for me.

Hello Jeffrey, we can help you with this. Kindly advise a good time to talk.

Thanks Kindly

Thank you Ankit. I'll be in touch!

Is anyone open to sharing referrals to a stellar property manager that covers South Tampa for my MTR House Hack? This is mostly so I can seamlessly stay legally compliant. I've already connected with a couple but want to interview a few more before I make my final decision.

Does anyone have referrals to residential cleaning services that cover South Tampa, ESPECIALLY if they are experienced in non-toxic cleaning since I'm house hacking my home?

I'm staying at a furnished home here in ybor and I see alot of land that is unused and alot of building that I feel can be repurposed to make the place better and help the people. My question is that is there something that prevents investors from getting into ybor??

Crime is the first thing that comes to mind. I can’t tell you how many times I’ve spoken with locals that say they avoid patronizing Ybor due to this. It will get better as it continues to gentrify.
Yes, I've seen that in the month that I've been here and it's definitely a problem but then that leads me to another question. If the crime is so bad and the homeless is out of control along with the chickens, why is the rent still so high??

There are other factors at play, but this was just the first thought. On the other hand, welcome to the housing market in 2024! 🤣😉
