This is more of a content request for the BP Podcast, I don't think I saw a thread for the Podcast (sorry if I just missed it). I'd love to hear more about deals gone wrong, mistakes and hard lessons learned like Episode 303. Brandon and David's 10 Biggest Investing Mistakes. As a newbie investor, I am making a TON of mistakes. Its really encouraging to know that other successful investors have made similar mistakes and learned the same hard lessons when starting their journey. Just my 2 cents. :) Thanks!

Just out of curiosity, has anyone found any kind of research on the future growth of Hesperia? If you currently invest in Hesperia, have you seen any population growth or economic growth in the area? I haven't found too much about growth in Hesperia. My parents have some vacant land in Hesperia and I'm wondering if its worth it to look into building or if its better to just sell the vacant land.

@Mike Roy thanks for your feedback! I'll definitely have to do a little more research with respect to the long term trajectory of a neighborhood. That's a great point!

Would anyone mind sharing their thoughts and experiences with investing in multi-family rentals in lower class areas? I've come across a few properties were the numbers work, but I'm hesitant in dealing lower quality tenants. Properties there are cheaper so he numbers work out better, but is it worth it? Any thoughts?

@Jay Hinrichs thanks for clarifying and sharing! That sounds amazing!! I will definitely have to do more research how to recognize land opportunities and opportunities for new builds. I can't wait to work my way up to larger projects and investments like yours! :) There's so much to learn!

@Jay Hinrichs can you clarify what you mean by big money plays? What types of analysis are you using Property Radar for? I'm barely scratching the surface of what Property Radar can do. Can't wait to really learn how to fully utilize the tool!

@J Scott, I am preparing to start a direct mail marketing campaign to find properties to flip and BRRR in SoCal. I've created different demographic segments that I'd like to market to. Can you provide a little insight as to how you would tailor the message in a direct mail campaign to each demographic segment and how you usually segment or bucket each group? For example, I have a group for pre-foreclosures, absentee owners over a certain age with a certain amount of equity, absentee owners who have owned property for a period of time, etc.. etc... I would not want to send each group the same marketing message, but I'm also not sure what the best way to tailor the message to each group is. The market here is also very competitive so I want to make sure that my letters will stand out from other investors'. Any insight you can offer would be helpful
