Had a friend once who had a pig for a pet. She used to throw down a handful of raw macaroni when she left the house. Said it kept the pig busy til she got home so it wouldn't tear up anything. I guess each pig is different, lol. It was a long time ago, but I don't remember seeing anything "torn up" when I was there, maybe the mac did the trick.

Ryan B. Smart thinking about the extra pet rent vs. the deposit. I like the end result numbers!

Mark Graffagnino Someone else mentioned laws... may want to just check out yours to see if there are any restrictions about this type of pet in your area.

Not sure if you are asking your question in a general nature or specific to a property you are interested in, but for smaller amounts such as that, it might be possible to get some owner financing, or all of it financed by the owner.

A friend of mine is looking to do some renovations to her 1200' townhouse (3 story, 2 bedroom, 2.5 bath) in Tustin. If anyone can recommend someone in the Orange County area, here is what she is looking to have done:

1. Replace existing carpet with engineered hardwood flooring and baseboards - approx. 475'

2.Paint entire interior of townhouse

3. Replace kitchen & bath countertops with either quartz or granite (remove existing tile)

4. Leveling a bar top to the height of a kitchen countertop (it is attached to the countertop)

Steward Title in Santa Ana is also investor friendly. They just recently set me up with a title account to be able to look up properties.

Just a little update... since this happened, I have moved on. It's been almost 3 weeks since I've heard from that other investor until yesterday when I received TWO emails. In my opinion, the first one was meant to pacify me and butter me up as it was an email that he sent to his title company and copied me on, asking them to set me up with an account so I can get property information. Sweet! I'll take it... it's the least I deserve after what he's done to me. Get ready for email #2!

Email #2 had the usual blah blah courtesy speak and then the poor me part of it... "tried to contact owner, can't reach him, has a voicemail & I left message, kept calling but no reply. Owner lives with mother, here's her name & phone number. Perhaps you can try & have better luck, let me know". (I can just imagine mommy rolling her eyes every time she sees his phone number come across her caller ID and yet another voicemail from him -remember, the owner lives with his mother now that his house is inhabitable).

Are you kidding me??!! Just how stupid does this guy really think I am? (Ok, that was a rhetorical question, LOL).

On the plus side... As I left for work the other day, I saw the owner's contractor standing out in front of the house and a big ol' dumpster.... getting ready to haul off some debris as requested by the city I imagine. It was gone by the time I got home and so was some of the debris. So sad that this house is not salvagable. It has a lot of history, built in the 20s. I just hope that the new house built will have some of the old town charm to match the rest of the neighborhood.

Many park managers own units in their own parks for renting out themselves. You might try calling some nearby parks and ask if they have any units for rent or if not, what would the typical rent be?

Wayne Woodson Thanks for sharing that. I'm sorry you've had the same experience. In actuality, I wasn't trying to market it before putting a contract on it, just wanted to find out who the players were so I'd have some contacts in place when the time came... the whole thing just spun out of control out of my trust for someone. You can bet that won't happen twice!
