Does adding a split system to a triplex that was window units and floor board heating increase the ARV in the BRRR strategy ????

Currently have a triplex under contract and wanted to know.... how much value does an HVAC system add to the appraisal of the property? Want to make sure I don’t I’ve improve a property and not get it on the refinance appraisal.

Any insight or experience would be appreciated.

Under contract on my first BRRR, a triplex. Speaking with lenders I was surprised to learn that. Cash out refi would be 30% down and in some cases pts on top. Wanted to see what some of the terms folks were getting out there and if there were any recommendations for a lender to possibly work with. I've called all the local banks and they're all super tight on such loans given the pandemic

@Aaron K. appreciate the response.  Some of those make sense to me but I truly have to believe that if a broker is selling a property where they're claiming opportunity on the upside, etc that somethings not right or just not being conveyed in a transparent matter.  But  brokers are people too.


@David M. im talking about agents selling their own properties or properties they have an interest in.  All while stating in the description that the home has great upside, etc.   Seems odd to me but as @Aaron K. stated there may be several reasons.

Always Curious when I see this on a listing and they're pitching the pros of the property, the income or flip potential, etc. Why are they selling??  I know there may be financial reasons or personal reasons but it always make me suspicious about the property and not belief what the agent has written.  If the property works or has the potential to work....why sell?

Hey BP community,

currently in Charlotte NC and have a few things moving at once.  wanted to see if anyone knew of a good RE attorney that can provide guidance on structuring or deals etc if raising capital from outside investors.  any names and numbers are appreciated although you may have to DM me b/c i dont think you can post such info on the posts.
