Anybody doing rentals for a minimum of 30 days? Looking at a property to do short term but the agent is telling me the HOA doesn't allow anything under 30 days but the house is on Airbnb for nightly.

Two questions:

1-is a 30 day rental property profitable and is there a market for it? Do people really rent places that long?

2-what can an HOA really do if I kept doing nightly rentals?

Hi Friends -

I have been lending my friend cash for flipping homes. I have been paid out on one flip, have one in the process and thinking about doing another. Should I create an LLC or something for tax purposes?
