@Tony F. You could contact the bankruptcy attorney and write an offer to purchase out of bankruptcy. The owner signs the offer, and then the attorney submits for bankruptcy approval, subject to the bank's short sale approval. You then negotiate with the bank for the short sale. Once approved, you finalize the purchase.

Pacer.gov you can get a free account to search all bankruptcy cases by name or case number. In the list of credits you'll find the mortgage loan and bank name.

@Mimi Jaboin IRS tax lien is junior to the foreclosing loan. If you purchase at auction, you are purchasing 2nd position, so you would still be subject to the first mortgage. Which means you'd still owe it.

@Shawn Kross most large banks will only sell through agents. However, they will sell large pools directly. If you want to buy direct without waiting for it to be listed, try small local banks and credit unions and private lenders.

@Katrina E McMahon each state has different laws and some require a license such as a private investigator license. What state would you be chasing overages in?

@Nathan P. The notice of default gives a 90 day notice to cure the loan, in other words, bring it current. If the borrower doesn't bring it current, an additional notice is recorded, called a Notice of Sale. These are public records too and they contain the time, date, and place of the auction.

2019 is just around the corner and if you're looking back at 2018 realizing that you didn't accomplish everything that you had set out to do, especially in real estate, there's still hope.

We have a new year ahead. You can recommit. You can refocus. And you can make the decision that this year is going to be different for you. I love the celebrations that happen at New Years. People all over the world participate in massive celebrations to usher in the New Year, from Time Square to Hong Kong the festivies are broadcast showing hoards of people.

Can you think of any bigger celebration that is so universally recognized? The New Year is welcomed by so many because of what it means to the individual. It's a time for a new you and a new me. We can come together and recognize that we can do better and we can be better. As we approach the New Year we can take an inventory of changes that we would like to make and determine that we will stay committed to our hopes and dreams throughout the coming year.

Please join us. There are NO DUES and NO FEES. Our meetings are open for all to come and learn.
