@Keoki Kimzin Definitely recommend Bo Goodson for in person classes or review before testing. He’s the reason I have my license if I’m being honest.

@Michael Atkins I whole-heartedly recommend in person classes with Bo Goodson if you can get in it’s him. He’s the reason I passed my test to get my agent license.

@Jordan Hanks I cohost a few different local listing and offer consulting to others getting started.

My fees vary depending on what is needed. However, my fee is form 15-18% locally. And that’s profit sharing. Monthly.

I also own the cleaning service. So yes it works out well on the money end BUT I also have more control over the (arguably) worst part about running a rental. The cleaning. It’s also the most complaints.

So, I handle everything. And we negotiate fees along the way for new items.

My owners are super happy. I keep them at superhost status. We have return renters. And my tailored pricing strategies seem to be working great. (I’m seeing 30% increase in revenue YOY 2018-2019)

That’s fantastic! It is SO HARD to find good cleaners. I am able to stand out here because I actually work and I schedule around making the owners the most money. Like, I was super surprised when I kept getting calls from owners asking if i was okay with a same day turn around.

I agree about the cleaning fee. And i see the Enterprise, AL. tag. Hey there from Bama!

Cleaning fees need to be comparable for the market and the home. You truly get what you pay for here.

As you know, Alabama lakes are super rural. So those things need to be taken into consideration for laundry service, and travel time to and from the home.

You are getting a fair deal on your cleanings it seems.

To add to that we use our own cleaning supplies and restock the toiletries as needed and invoice for the reimbursement of those items.

Omg you are getting a STEAL.

I do the turnover cleanings for over 20 units with 3 employees plus myself. I would die doing a 6 bedroom, two story, house for $150. I know it sounds like a lot of money but hours of hard manual labor is....well hard manual labor lol

Plus for 6 bedrooms and a (typical) 3 hour turnaround, I would need 2 of my employees to help me do it right. And I’m fast!

What about laundry? Are they doing laundry on site? That would probably be a no for 6 bedrooms and towels. But here I think I can charge more because I have no choice but to do laundry on site. Or take it to my own house. And I’m scared to death of bed bugs so that’s gonna be a no from me. We are rural so laundromats are rare. And the ones where you simply drop off and pick up are nearly an hour away! So not an option.

I am learning so much here.

I charge a fee on the nightly rental.

And I am quickly finding out that I started out not charging enough. It is a FULL TIME JOB. If you do it correctly.

I also do the turnover cleans so I’m able to double up my earnings from each rental. Which certainly helps.
