Reasonable wear and tear seems subjective. I have a bachelor military tenant, whom was negligent and never cleaned. The toilet had dark brown stains. The formica counter drawer corners were chipped off and full of water stains. The carpets were stained to name a few. He failed to tell me the refrigerator wasn't working properly nor was the a/c working at all. He didn't even want to clean the apartment when he left. The whole place was immaculate when he moved in 4 years ago. Originally, I was only going to charge him $250 for cleaning. But I need to replace the carpet at least. Is it fair to charge him for replacement of carpets too? He never paid his rent late, this is in Hawaii and his rent was $1825/mo. 

@AJ Vanderhorst I was with Furnished Finder for a year with no luck. They charge you with an upfront $170 and make you do all the work of contacting them. Plus the leads are either made-up or trash. I asked them for a refund, and they said "No." They don't answer their calls and their platform sucks. They falsely advertise they have so many leads, but yet hardly any leads in Hawaii and when they do, the leads want way less than market price. Looks like they put all their advertising on SEO. Ask the other Furnished Finder landlords how they like it. They don't even have reviews. Same boat as me.

Thanks everyone for your input. I actually called another appraiser who gave me her techniques on how she adjusts her comps (50% of cost). It's very subjective and I also caught one mistake on my report; one comp only had one parking stall instead of two noted. So he upped my value by $5k. It's better than nothing.

My appraisal for my cash-out refi came in $18k lower than I had expected. What resources could I use as evidence to prove the appraiser's valuations were inaccurate when it comes to added value (eg: extra parking space, extra square footage, extra bedroom)?

I'm intrigued. Are there any resources and/or books I can access to prepare myself? Is it better to own and lease the land as opposed to owning the homes and land?

Hi Victoria,

I used Rentometer (a free app) to pick the highest rent amount within the range in addition to Kyle's advice. It turned out to be just right for the demand in my neighborhood. I also recommend calling your local property management companies. Tell them you are "shopping around to hire a property manager" and would like an opinion of rent value for your place. After all the comp rents you get (based on the last 3 months, within 5 miles, and similar properties), average it out per square foot, making adjustments to your property's features (sq ft, rooms, amenities, parking etc), like an appraisal. Multiply that average comp square foot rent price by your property's or room's square feet to get a comp rental price.   

I was on FF for 3 months last year with no applicable leads and more bogus dead-end leads. No customer support. I paid $170 and they refused to refund me. I told them their ad was falsely advertising the Hawaii market. I called numerous fellow FF ads and majority of them heard crickets as well. They should charge a % after bookings like Airbnb, instead of ripping you off up front. I had to remove their charge by filing a claim with my credit card.
