Looking for a book on analyzing deals

Hi!! I’m starting out and I’d like to know if you have a suggestion of books that could show me exactly how to analyze a deal (looking for a blueprint to follow to reduce the chances of making big mistakes). I’m interested in rental properties (single family). I’ve read the recommended books ( from biggerpockets, Garry Keller, Rich Dad franchise) but they’re not « straight to the point » as what I’m looking for. Looking to invest in the Texas market so if anyone is kind enough to Suggest great books I can look into, I’d really appreciate it😁😊. Thank you
