Hi Bp I want to take your opinion on one of my deals, I have a home I did a lot of renovations to it I want to sale for at least $ 100000 put appraisal coming at $77000 do to the lack of comparable in that neighborhood, most sold homes are in need of massive renovation and appraisers are not considering a true value of the coast involve, am all cash in this deal, I was going to lease it for about $1250 a month, but know am thinking other options I never done before and don't have a lot of information on them.                                                             Which one would you do and why                                  1- Lease option                                                                   2-Owner finance.                                                      3-rent to own                                                                                     Thanks

question I had a realtor represented me in this transaction this was email I sent to him before closing ((( Hi can you check the documents let me know if every think looks good ( deed, title insurance commitment. thanks))) and he replay to me with this ((( I do not see any problems.

Thanks!)))) I know some of you guys are very experienced so you know how to find out all the hidden problems on property but for most people that don't have a lot of experience we think if we have a realtor, and we are closing in title company that going to give us title insurance we are covered by professionals that going to point out any problems with the deal???

thanks every one, (Steve) what I learned is the permit that was pulled is for the engineering firm to do the testing (they have to pull permit because there test requires drilling ) when they finish they recorded the results ( sinkhole activities where on the property also they stated how to fix it ) later they closed the permit. The engineering firm dose not repair the sinkhole, normally after this report was created the owners of the property at that time they should of hire a contractor to fix it but in my case they didn't do that
