Thanks everyone, you guys are awesome,  I think i will deduct the 4 days in December and return the rest of the deposit after all he was a good tenant , I will move on and look for new tenant 😎

Hi BiggerPockets I need your thoughts on this situation, I have a  tenant in sfh (good tenant always on time with payment ) his lease was up November 30, the lease has a month to month clause, and 60 days written notice to terminate the lease, he called me on December 4th to pick up the keys I ask him why he did not give me a notice as the lease states, his answer was that on October 25 when I came for inspection he told me that he will be moving out, i was  surprise for him to tell me that, his deposit $1350 is he  entitled to have it back,

thanks Garrett  for sharing your story, is your nightmare over?? I think I will not rent to her I don't fell good going throw with this  deal It's just a lot of risk

Hi Bp am in dentist office waiting for my turn I thought i need  to take your opinions, i have a rental application It has on it 1adult with 8 kids ((wow)) know my question if she passes all the screening, would you rent to her, the home is 4 bed 2 bath I just finish renovations on it, the rent is $1200 , can I charge her additional $200 ( The way I figured additional $50 for each person over the 5 persons limits that I like to have in that home ), the prospect tenant is a section 8

thanks Brian do you still scan the prospect buyer like tenants or do you go further and ask for his tax return

thanks drew you guys are awesome what is typical for down payment on a lease option and what percentage of the monthly payment usually goes towards the balance how would you set it up if the sale price is $100000, fair market rent is $1250 and would you put it on mls what is the normal compensation for the realtor on lease option

thanks Jorge for fast respond, I had the home for sale for $109000 I had about 15 showing in I week got about 5 offers I chose 1 of them for $100000 and know after 30 days into the contract the appraiser came in $77000 based on the best comparables in that neighborhood I can't sell it at that price, I try to talk to the appraiser and he said he can't talk to me since I didn't hire him if I have any better comparables to send it to the buyers bank then he will use it which I don't have, as far as renovation he said he have used the fair coast on it which I disagree
