I'm interested in single family homes mostly in the Midwest area. Specifically Memphis, TN. But now I am looking for something in NJ since it is much closer. Memphis generates good cash flow tho.

Hi I am attempting to purchase my first property. I have new credit and I'm saving up money, only $1,000 currently. Do you think it will be difficult for me to purchase a property with my credit and money? Do you a private money lender or partner will fund my deal with this case? How should I finance my deals then

• The asking price is $58,500.
• Looking to give 20% down ($11,700)
• The property needs some work done which is estimated to be $15,000
• Closing costs = $2000
• The ARV is $105,000
• Cash-flow $380

$11,700 + $2,000 + $15,000 = $28,700 needed
