@Evan Manship Hi Evan, congratulations on your success within such a short span. In your first couple of deals, what kind of strategy did you use to find your deals and how did you finance them? I believe I now I have plenty of knowledge gained from books, videos and other types of information acquired to get my first deal done.

i just got a list of probates in my area for the past 6 months. But I really don't understand what it means. It has a list of names and then columns for D.O.D and D.O.P

I'm guessing D.O.D stands for date of death and D.O.P stands for date of probate. So now do I check the public records for property owned by these people? The list doesnt tell me the executor (administrator) information. Please help me out.

Hi I am looking to work with a real estate agent in Middlesex County.  I am a new investor looking for properties to fix and flip. I want to use a Hard Money Lender to finance. Any recommendations who would be willing to work with a newbie investor? Please let me know or message me.

@ Actually I created a list from that area on listsource which contains about 1100 properties. But then I also was driving around and writing down the addresses for the properties that had notices on them. I checked the county assessor for the property owner's name and now I will also send them mail. I feel like there is a chance I might end up sending it twice.

Hi I found a couple of distressed properties in my area with notices on them. I checked the county assessor information for the properties and the owners are living at a different address. Should I send the mail to property address or the owner's home?

Hi I'm looking to send direct mail in my area but I have just found out that the properties are assessed for approximately 33% of what they are actually worth. How do I select properties that are under the median value for the area I am looking for? I am using list source and the total assessed value certainly won't help. Any ideas?

How would I find probate or tax delinquent owners? I don't think listsource has the criteria.
