@Tyler Burton the next meetup is this upcoming Thursday at Beach House in Belmar 6-9.  There's a $10 admittance but the speaker sounds interesting and the networking is good.

Hi @Kevin Clifton, welcome aboard!  I’m a local (Brielle) buy-and-hold investor with a couple of properties in Ocean County.  I’d be happy to lend any insight into the area based on my experience investing and also as an agent. The Jersey Shore isn’t the easiest area to find deals but they do pop up so the key is to be prepared to jump when the opportunity arises. It sounds as though that’s exactly what you’re doing!

@Brook L. Neptune is one of those towns that has to be looked at on a street-by-street basis.  There are areas that are more crime-prone but others that are waterfront are listed for over $1 million.  All metrics for the town as a whole are on the upswing (it's a seller's market with increasing list and sale prices).  I think the real question is what type of tenant are you looking for?  If you don't care about the tenant, the rental amount for that purchase price is great for Monmouth County.  Reach out to me if you'd like more information about the market conditions for Neptune or any other town in Monmouth or Ocean counties.

Hi @Kazi Islam I am an investor and realtor in NJ - currently I focus on investing specifically in Monmouth and Ocean Counties.  There is a high demand for annual rentals, but very short supply.  Naturally, along the coast there are many seasonal rentals as well.

@Brian Stike what did you ultimately end up doing - a cash out refi or eloc?  I'm crunching the numbers myself to decide which is best (also Ocean County properties).

Hi,

Brian Stike gave a very accurate description of the area.  What drew you to Neptune in particular?  No one can predict the future, but if you'd like I can send you a market update of how Neptune real estate is performing YTD compared to other nearby towns.

If you do decide to pursue Neptune, my office just listed 3 properties there (one single family, 2 multi family) all at 60-65% of assessed value and for $175,000 and less.  Let me know if you'd like more information on these.

@David Putz Hi David, There are quite a few Short Sales listed on the MLS that can be profitable for either buy and hold or flipping. I've worked with investors who, in addition to rehab costs, ask to be educated on quality of neighborhoods, resale values and average days on market when evaluating deals.

Aside from short sales, there are always highly motivated sellers and estates which can be purchased at a discount.
