I read about the Allure vinyl...lots of complaints about off gassing/strong odor...is this true in your experience Ray?

Appreciate the inputs on the home warranty, stove and wood stove.

Anyone have experience with vinyl planks...have a recommended brand for concrete subfloor?

I'm about 6 months out from having my house ready to rent. I live right next door and will be repainting, replacing flooring and doing some minor modifications.

My home will be a short term min 2 night stay max 1 month stay (extendable month to month) furnished rental.

I have just about completed moving out of the 3/2 1900 square foot home.

I plan to rip up all carpet and sheet vinyl and install simulated wood glue down vinyl throughout the entire home. (rationale: inexpensive, durable, pretty good look over concrete slab, moisture resistant and easy to repair)

Should I replace my gas cook stove with electric?
Should I remove my wood stove?
Should I mortgage the rental and pay off my current residence? (can do this and keep 20% equity in the rental.)
Home warranty for repairs on rental...good idea?

I appreciate all of the insights. I have another question.

How does a landlord handle cable/internet, water, electricity and gas...divide the average cost while I lived in the house by 365 and then add that into my factor for establishing my rental rate?

Thanks Rich, I like the idea of short term rentals especially coupled with my real passion for nature and gardening. I have what I consider a unique opportunity which my wife and I have grown over the last couple of decades. People often ask if they could come by and seem my place and I balk because of concerns over liability.

My website is [REMOVED] and I think that if I am able to establish Redbay cottage ( using my current paid for home) I will be able to offer people a unique opportunity to enjoy nature at my place and at nearby parks, while they stay in a centrally located 1900 sq ft cottage within walking distance to our towns new recreation center, skateboard park, numerous festivals, new childrens playground and many many seaside attractions.

I have a lawyer who I feel comfortable working with and have read in these forums about establishing an LLC. After I get the house deal completed the next step may be the LLC. Any advice on protecting ones property against lawsuit is greatly appreciated.

I am thinking of renting out my current house. I will be living next door in another house (our new house) and can manage the rental full time.

I live in a seasonal vacation area with a military base nearby. There is a short term rental home down the street that always seems to be occupied and is currently booked for the next 3 months.

What are the pros and cons of short term vs long term renting?
