An update: Almost two years ago I started renting my home for short term rentals.   Again, thank you for the advice. 

Here are some of the things I have learned. 

Marketing:

- Airbnb is the easiest to use and lowest cost OTA (online travel agent). Airbnb charges hosts 3% per booking and charges guests one of the lowest rates of any OTA.  Additionally, Airbnb collects and disburses taxes to my state, city and town which eases my paperwork burden. Finally, the Airbnb website is intuitive.  I had listed my home on Airbnb, VRBO, TripAdvisor and some others.  I will now list exclusively on Airbnb.

-Facebook: I use Facebook to increase web presence. I post almost daily and I spend about $10 a month advertising.

Home warranty:

- I am rethinking the cost benefit of purchasing a home warranty plan for my rental. Little was I aware of regulations that preclude the use of R-22 refrigerant.  While I could have replaced a leaking component in my 12 year old HVAC system I decided to replace the system with a more efficient, quieter and reliable (I hope) new installation.  It is possible that a home warranty could have saved me maybe a couple of thousand dollars. But, monthly warranty expenditures might have made it a wash. 

Money:

- My goal was to make a home I already owned outright pay for itself and improvements. I have met that goal.

Updates on installations:

- Allure flooring.  Don't hesitate.  Install it.  I installed mine myself throughout the house (living areas, bedrooms and bathrooms).  I clean it myself.  It is durable and perfect for my rental.  Still looks great!  See photos in my Airbnb listing. https://www.airbnb.com/rooms/3891018

- Bosch dishwasher. Don't hesitate. At first I didn't like it but now that I've had it for nearly two years I like the product.  Super quiet. No guest complaints at all.

- Wood stove. Haven't had any problems with guest use of my wood stove.

- Roper top loading washer and dryer. Do it. Got these on sale at Lowes. Just plain old simple to use washer and dryer.  They still look brand new and function flawlessly.  Perfect for a vacation home.

- Camera and lighting. I take my own pictures.  Could they be better...yes.  If I had a million dollar vacation rental I'd hire a pro real estate photographer.  I don't so I didn't.  See listing and critique away (I like constructive criticism!).

- Stove. I bought a used electric stove for about $150. Works great...coils versus glass flat top.

Goal:

Met...I provide my family and my customers with a nice clean, comfortable guest house that is close to the beach, is quiet and is convenient.  I'm meeting the goal, meeting lots of interesting people and having fun doing it!

My little next door vacation rental..La Casita is available for short term rent beginning next week.  In the pictures in the advert you will see almost the whole house is floored with Allure vinyl plank flooring.  Everyone likes the flooring.  Easy to clean and easy to repair.  Thanks to everyone for all the other advice regarding SPs v LLCs, insurance, paint, repairs, accounting etc etc.

Jim, you are correct.  However, since I need to publish a calendar on AirBnB I need to schedule time for major maintenance like replacing a water heater, a roof repair, painting etc.  Yes, if my family is there assisting me with maintenance during the scheduled period that is a bonus but. for the sake of my customers I want to accomplish major maintenance in a scheduled manner.

I am still planning to use 7 day period for preventative maintenance and repairs.  Gotta go...the house is next door and I have some painting to do and some pictures to take.

In my search through forums and the recent ruling on the IRS ruling on 1031 exchanges I cannot find where the IRS defined a "reasonable number of maintenance days".

I intend to use 7 days unless someone can point me to definitive guidance.  Homeaway has a checklist on their website which is a good place to start...I would add painting, floor repairs, cabinet refinishing etc etc.

Here is the Homeaway checklist (my note: quite a few of these items can quickly turn into all day jobs).

Exterior

? Remove leaves and debris from gutters and downspouts.
? Pressure-wash wood siding to prevent mold.
? Check the exterior paint for bare spots.
? Inspect and replace exterior caulk.
? Check window and door sills for leaks and caulk where necessary.
? Clean air-conditioning unit.
? Check the foundation.
? Trim trees and bushes.
? Check the sprinkler system.
? Check all decks for loose boards, railings, and stairs.
? Inspect the condition of the roof.
? Check window screens.
? Check fences and gates.
? Check the automatic garage door opener.
? Examine the septic system for flooding or unusual odor.
? Check the latches on storm windows.
? Inspect the grading around house to make sure that water drains away from the house on
all sides.
? Check outside walls for termite tubes and damaged wood.

Kitchen
? Clean and seal tile and grout.
? Check and fix leaky faucets.

Bathrooms
? Clean and seal tile and grout.
? Make sure that all toilets are properly secured to the floor.
? Check and fix leaky faucets and toilets.

Attic
? Check the attic for signs of moisture (e.g. water stains on the underside of the roof
sheathing).
? Check all wooden materials for mildew and rot.
? Look for indications of a pest infestation.

Misc. Interior
? Clean out ashes from the fireplace.
? Replace the batteries in your smoke detectors.
? Replace batteries in clocks.
? Clean furnace ducts.
? Change furnace filters.
? Check doorframes for squareness. Inspect door frames.
? Check the main electrical panel for rust and/or water marks.
? Test circuit breakers.
? Inspect fire extinguisher.
? Check walls for condensation and mildew.

The IRS discusses vacation home maintenance days.  They use examples where a family performs maintenance on a home for a week and the week is not considered personal use (it is additional to the 14 days of personal use and/or 10% of total days rented to non family members for year).  

My question is that if I have a high volume short term rental how many days or even weeks can I legitimately schedule for maintenance?  I would like to pre-plan this into my published schedule.  What is considered a reasonable number of maintenance days?...one week?

My house is finally ready.  The 1900+ square foot 3/2 is fully furnished, has WIFI, new appliances, new smart TV.  Of course electricity, wood for stove, gas, water etc are all included.  The home is paid for.

Since I will be available everyday literally next door for maintenance, guest assistance etc (I am retired) what are my options tax wise...I believe I can treat the home as a business or as a vacation home for tax purposes. (My family stays in the home when they visit)

What are the pluses and minuses of each tactic.  Which tactic allows me the most flexibility regarding the personal use of the home?

I have a home which will be furnished, will have cable, will have wifi, pool table, TVs, free access to walk about a nearly 40 acre estate (horses allowed/archery hunting allowed), city park with walking paths, playground, skateboard park, soccer fields, brand new recreation center (all within walking distance). Fresh eggs and organic vegetables will be available. The house is 1.25 miles from water (charter fishing/kayaking/beaches) all available year round.

My target with a 3/2 home is families. My rental is a little over 1900 square feet.

This is a link to the only home (this a home has 3 baths) in my town which I can find that is similar to my plan...the rate is $124 to $250. The amenities described for this home mirror what I plan to do with my rental.

Any advice on setting a price is very welcome!
