@Neil Fray You have some options that can keep you clear of breaking any of the Denver STR rules. There are some areas around the metro that allow it and if you know your schedule ahead of time, you could probably time it to where you could allow mid-term rentals (corporate rental and/or traveling nurse).

@Joshua Mason I'd say start in your back yard! Colorado Springs and the surrounding tertiary markets are a great place to start looking. Start analyzing properties, making connections, and building a team. You can't go wrong with investing in Colorado!

@Melanie Collins You have so many options to choose!! I'd be happy to jump on a call sometime to discuss some great ways to capitalize on your equity and put it towards some other investing strategies. I'm local to Denver and invest in Colorado and out of state for diversification.

@Ami Son Tell all of your close friends and family what you are doing and offer them an opportunity to invest with you. Use private lenders for your purchases; it's so much easier than dealing with banks. Happy to discuss more with you and give you some recommendations. 

Some other options: 

- use a commercial lender to do DSCR loans

- take out a HELOC on your current portfolio if there is equity and use that cash as the down payment

- cross collateralize your current portfolio to get a commercial loan for next property

- cash out refinance to pull equity out of your current properties

- sell your California portfolio and invest somewhere with better cash flow and better landlord laws!!

Take advantage of the equity that I assume you have from the crazy appreciation here in Denver. You can do a cash-out refi, a HELOC, or just sell and then use that cash to invest in other areas that may have better cash flow. I'd also recommend looking at other tertiary markets in Colorado that may be cheaper, but still have opportunities for cash flow and appreciation.
