As a new investor, I'm looking into which markets are best to consider for a buy and hold strategy for positive cash flow.  My local market is not all that attractive given the high price of property. 

What would you consider the 3 top factors that would make a market attractive for utilizing a buy and hold investment strategy?

@Wendell De Guzman Thanks for sharing the story.  As a newbie myself, I recognize the importance of connecting with a great mentor but am also concerned that it will be a big burden on their side. Making it a win/win for both side is definitely the way to go.  I had considered posting something on the marketplace seeking an internship opportunity but haven't done so yet;  I think you now have convinced me to do so. 

I've heard of other sites that serve as a "marketplace" where short-term opportunities to develop are created and posted for people to explore.  Typically they are placed there to fill a short-term need while giving someone a chance to learn a new skill/capability.

Thank you very much for the reply and helpful tools/tips.  I definitely like the idea of meeting/interviewing various property managers.  I need to do that anyway as my full-time job will likely require that I get some help to manage my investments. 

I tried the break-even estimator and had a question on operating expenses.  Does it factor an estimate for other operating expenses such as maintenance, lawn/snow service etc...? 

By the way, how's the las vegas market these days?

@Dawn Anastasi , yes that's exactly it. I'm still struggling a bit in narrowing in my focus as I target my first property.  I'd like to keep it close to my local market for my first investment but the prices are pretty high.  Small condos are likely the price point I could get in with my current capital but I've lived in one and don't know I want to deal with potential headaches of a board and special assessments.  Just looking for some perspectives.

As a new investor looking to buy and hold, I'm still trying to determine which property types to target initially.  I'm sure it could differ by market, but in general which property type would be best to start to get rolling and why?

Thanks so much @Elizabeth Colegrove for your message!  I'm still trying to narrow my focus a bit but and all the information on the site is great albeit a bit overwhelming as a newbie.  I'll definitely being reading more of the blogs and am getting a little more interested in distance investing/management given the economics of my local market.  See you out on the forums.

Hello BP community! I'm Tom Suvansri from Stamford, CT and am beginning my journey as a real estate investor (much to the delight of my wife, ha!). We are initially looking to buy and hold SFH or duplexes to start. I look forward to connecting with many of you in the future. I'm starting out while maintaining my full-time job in the pharmaceutical industry and am encouraged to see others finding success in this approach. Who knows, maybe I'll be able to trade in my job for an actual passion, like REI.
