@Christopher Dibiase Welcome to BP.  Good to see others from CT joining.  You'll find some great resources here.  Also, you should attend the Fairfield County meetup which will be in Fairfield next week (I think Dec 3rd).  It's free and an informal way to meet other investors in the area.

I like the tools as well but agree it would be helpful for sensitivity analysis. Have you found a good one in excel to use to easily conduct different scenarios?

Thanks for the reply and great advice Vicki.  I've considered investing out of state in markets with better economic prospects but am leaning towards finding something close by that I can manage myself.  Even if the returns are not as good, I'd like to be close to my first property and utilize it to continue my learning.

Thanks a lot Jay.  I'm looking to buy and hold my first property.  I got interested recently and am trying to absorb what I can quickly but also do want to become paralyzed by all the data/information.  I'm trying to buy "right" but what I'm finding right can mean something different for each investor.  I really like the idea of meeting with some property managers in the area first to identify the right areas/neighborhoods that are most appealing.  I did connect with one in my area and they weren't overly helpful. 

I'd be very interested in your ebook you reference.  Would you mind sharing it with me?

@Ross Denman Thanks a million for your response.  Completely agree with your assessment on having the right boots on the ground to help.  I'm definitely considering using a property management company but my sense in talking to others is that it will be hard to do especially as I will only have a small number of units to manage.  I hope to grow in the coming years but at a steady pace initially.

I'm just starting out and exploring small multi-families in my hometown and adjacent towns as I'd like to stay close for my first property.  Unfortunately, I'm having difficulty finding anything that would actually cash flow.  There are some towns 30+ minutes away that look more promising but, I'm concerned I might be biting off more than I can chew to start.  I work a full-time job in NYC but would like to gain some experience landlording initially.

Thoughts?
