Just finished the book on property rentals by bigger pockets. For $10 it is packed full of information. Just wanted to recommend it to anyone wanting to learn more about renting. It has everything you need to get started. I'm going to use it to study and help setup a plan to build up some rentals in Oregon. Don't jump into the investment game without getting educated first, knowledge is power.

I'm trying to buy my first investment property this year and I live in Portland. After reading his forum it sounds like it is a tough market and I should look somewhere else. Do you guys think Portland prices will decline anytime soon or just keep going up?

Thank you guys for the responses. This was my first post and am amazed by the amount of responses on here. Glad to be a part of the BP community now. I'm finishing up on educating myself and hope to buy my first rental property this year. The Portland Oregon area seems tough and expensive so I might have to look further out of the area to start out.

I heard a great quote today on the podcast, "If your not embarrassed by your offer, than your asking too high." While I know we can negotiate on the purchase price of a house, I was also wondering what other things I should be trying to negotiate. One example: Can I negotiate the interest rate with a lender? I'm hoping to buy my first deal this year in the Portland Oregon area. Thanks ahead of time for your replies.

Truck driver out of Portland, been listening to the podcasts and reading the books during my deliveries.  I have been saving money and I'm hoping to start investing in Multi Family homes with a buy and hold strategy.  I'd like to get $300 cash flow per unit, is this reasonable?  Or am I aiming too high?  I hope to reach an income of 10k per month after ten years.  When I reach 5k I would be able to leave my job. Would love to talk to some local investors in my area to see how they are investing in this expensive market.  Thanks!
