Looking for a reliable source for high end (10,000 sf mountain home) short-term vacation rental data. Does anyone know of a site that would provide accurate daily rental amounts for this kind of property?

Rates are all over the place.  Banks are lending at historic lows.  Hard money can be very high due to how hot the housing market currently is.  I'm curious to hear at what rate the average real estate investor would consider lending their own money.

@Adam Uxley - I struggled with this question for a very long time. I recently posted an article that you find find beneficial that goes through what I call the HELOC Snowball. I am with you on Dave Ramsey for most things, but I believe that there are very smart and advantageous ways to utilize the equity in your primary residence. @Jeffrey Ascough - I have done this and love utilizing a HELOC on my primary residence for investing. Below is a link to a blog I posted not long ago on a few ins and outs of this. It also covers what to look for when searching for the right HELOC. A couple of thoughts...

- I would consider moving that equity out of your rental properties and into your primary residence and then doing the HELOC. I would always rather have the equity in my primary vs. in an investment property. If your financial world unexpectedly gets turned upside down, you would rather have the banks foreclose on rentals than on your primary.

- There is A LOT of freedom and flexibility in being able to use a HELOC on your primary to fund your investments, flips, etc.

Hi Parth.  As has been mentioned already - I would seriously consider investing in syndications.  I have personally invested in almost 40 separate deals and love syndications as my main investment vehicle.  My business partner and I have written a few blogs on this kind of thing and I have included a couple of links that you may find helpful.  I love discussing syndications.  Happy to talk further if you like.

Hey Ryan. I would definitely go with the HELOC and likely the 10 year. Although there is a case to be made for the 7 year since the first year is lower interest on that one and that should still be plenty of time to come up with an option before the 7 year term is up. Even if you are still carrying a balance you can always refinance the HELOC into a new HELOC. I posted a blog not long ago on this kind of thing that you may find interesting (link below). Use eQRP.  There is no reason to consider going with a 'regular' SDIRA custodiuan.  Their structure eliminates any possibility of a future UBIT tax.

Post: Hard Money Lender for Neighborhood Development

We are looking for a hard money lender to help finance part of a neighborhood development in OK.  The development is 62 lots.  We will be putting $350k of our own money into it and looking to raise $400k.  We will not be building the homes - just streets, sidewalks, water & sewer lines, etc. and selling the lots to builders.  The project should take less that 1 year.  We will close on 12/31/2020.
