I have worked with Blake Clothier at Premier Property Management Group (part of the Memphis Invest family of businesses) and I recommend the company highly. So much so, that I have moved my properties to Premier after working with another property management firm. Blake and the fabulous team at Premier were able to quickly turn around one of my properties and get it rented within a week at the fair market rate. Premier has everything that an out of state owner needs - honest, hardworking and trust-worthy people, insurance programs, reputable and reasonably priced contractors, a large sales team to market their homes and an excellent reputation! I highly recommend Premier, especially because as an out of state investor property management can make or break your business. I KNOW things are being handled properly, thoroughly and ethically. I TRUST them!

Hi Dennis,

It seems that there are a few companies in this market who borrow money from investors, in the form of first position notes even, and then do not pay contractors for the work done on the property.  This runs up mechanics liens.  But worse, the money is used by the owner of these companies to stay just one step ahead of collapse.  The money is not allocated where he says it would be, he doesn't pay the mortgages he holds with investors, and forces foreclosures.  It feels like a Ponzi scheme from what I am hearing.

If you are considering doing promissory notes in Indianapolis, please do background checks on your Mortgagor.  DO reach out for references!  Do your homework in this market!

 Please be very careful that insurance fraud does not apply.  I have seen issues where the insurance money did not go toward repairs and prosecutions ensued.
