Antonio,

They (Ely and others) make "loads of profit" by selling people on the idea of a quick and easy system to make "loads of profit" flipping probates... I doubt he's done many deals since he started his guru internet marketing junk.

Save yourself money and stay away from guru schemes like this. There is plenty of free info on the internet that will teach you exactly what they sell for hundreds, or thousands of dollars.

Michael,

I always try to get a number from them first but that doesn't always work out. Like Rob said, you must be able to justify your offer with your sellers. I also try to focus more on the solution to their problem... rather than my offer. I thinks it's wise to make sure your sellers understand the process that you go through when you buy and sell a house. We incure a lot of fees and cost in this business and most sellers don't even consider the cost of time and money.

I have a box of 4K door hangers that I forgot about. I just called around and I got a quote of $.11 per door hanger delivered ($440 total).

Would you consider that a fair price?

I think we're going to give it a shot and get these delivered. Do you guys have any suggestions of what day to deliver?

I like that approach and have considered using it. My only fear is that using a printed letter or postcard will negate the "mom and pop" home buyer image. I also try to leverage my HomeVestors brand when I go on appointments.

What is your response rate?
Do you send printed letters, yellow letters, or postcards?

Those are great numbers considering your DOM, time, and money spent on each project. I would pursue more deals of this type.

I am excited to close on my house and experiment with the whoeltail model.

Jerry,

Yes, I first send a hand signed sales letter, business card, and hand written envelop. I then follow up with three postcards sent every 4 to 6 weeks. Each card is worded a little diferent but they all have the same message. After I send the 3 post cards I'll add the addresses to a master list and I'll most likely hit that list once every 3 to 6 months.

I'll be honest with BP and say that I have yet to buy a house from my own marketing. It's a numbers game; I'm filling the pipeline and the deals are sure to come in time. All of my buys have come from my HomeVestors leads.

I see we're mailing to the same people... Good luck to the both of us! :) We should meet in person sometime.
