 Thank you for the encouragement, Min! Yes, please! I would love to see your neighborhood grade map. Thank you very much! We are about 30 miles east of Cleveland in Geauga County. I need to keep everything very local for now, which is challenging, but I'm willing to face a challenge. The biggest competition in our area is the Amish community. They have so many children, they are constantly buying any vacant land and houses as quickly as they can. They also tend to have cash to do that. But I am not giving up! I am printing letters today to start mailing to homeowners of distressed properties. I have a list of over 125 now, after about a week of working on it.

I would also reach out to probate attorneys who handle a lot of clients who are getting ready to get a lump sum cash and need a direction to multiply their liquid reserves.

When a buyer pays "All Cash" they can get 80% of their money back same month No waiting - No 6 month seasoning. It falls under delayed financing so the more you know the more attractive your pitch becomes.

We are just starting our real estate journey. We live in rural NE Ohio. I'm talking Amish farm country. I have been driving for dollars and mining the county auditor's site for homeowners who are delinquent on their taxes. I have a list of over 100 distressed properties now, but I don't want to start contacting homeowners until I have some cash buyers in the wings. We are hoping to find a great house hack for ourselves in the process, but for anything that I cannot handle myself, I want to wholesale to someone else. I can't seem to find anyone locally who will answer Facebook messages or phone calls. I have scanned through about 1/4 of the sales in our county for the last 3 years, arranged by seller name, looking for a person or company who has made multiple sales, but so far, the couple flippers I have found doing that haven't responded to me. The nearest RIEA is over an hour away with only 3 members who live in our county. Can anyone give me some ideas on how to find cash buyers in my market?  Thank you!
