we just bought a 3 family and fixed it up beautifully. Then the next door neighbor rented to a bunch of loud mouths. Nothing illegal, as i can see, but just loud mouthed, mf- cursing, motorcylce riding, fighting w/ eachother, hanging in the yard, beer drinking, pool shooting, kids screaming, neighbors. what to do?

What does that mean?

Thanks for the advice. I guess I will ask her for the police report. She said it was her sister who did it to her. Mark, I agree. If she wasnt' a cop I wouldn't even consider her. Her credit isn't bad, it's off the charts with delinquencies all.

I interviewed a perspective tenant who is a police officer. Her credit is really, really bad, but she said it was because her identity was stolen. Is there any way to verify that?

Post: LLC for Primary Residence

Hi,
I am buying a 3 family home to live in one unit and rent the other two. It will be our primary residence and we got an FHA loan. My husband has other assets, including a home that he has part ownership in with a family member. Does anyone know if it would be possible to put the primary residence into an LLC after we close to protect the other assets, or will an umbrella policy be enough?

Hi John,
Thank you so much for your quick reply. I didn't look deeply into the second property I am interested in, because I didn't want to bother if it wasn't possible to buy so I dont' know about seller financing. The first property deal is due to close at the end of February. The second is a 4 unit and is less expensive than the first. I'm not sure how to get hard money lending on something that is only about $130K. Will they go that low? I can probably do about 20% the most.

Hey,
I am in contract for my first multi family residence and will be using an FHA loan, owner occupied, 5% down. I have recently come across another possible deal but am worried that I will not get approved for another conventional loan so quickly. What other types of options can I try?

Well, I have enough to downpay on the properties and have some more cash. I Don't have a current loan. How long would I have to wait after buying the first property to start getting another one? I don't know what DTI and PITI is?

I have been shopping investment properties and found a few good deals in different states. My question is, will I have trouble getting loans for these deals at the same time? I have enough money for both down payments
