We haven't finished our first deal yet, but the cash we are using for our first deal-in-progress has come from a combination of second jobs (and a bit of hustling!), a very frugal lifestyle and saving every possible penny for over a year now (ask my kids when the last time they ate anything I didn't cook was) and a 401k loan.

I use FB to market my listings and remind my friends and family that I'm licensed.  

I like the word douchey :)

I read an interview one time where Nicole said she was scouted by the shows producers because they were looking for a blonde agent for their reality tv show.

Thats right - the number one factor in contacting her was because of the color of her hair.

Definitely model your entire business plan after this ;)

After reading the Occupants from Hell thread, I would approach a situation like this with extreme caution.  A full grown man who mooches off his fixed-income mother doesn't sound like a super easy tenant to evict.

Just curious for future reference....  

Whats the difference between a service animal and an emotional support animal (besides a crap ton of money invested in training, obviously..)?  

I can understand how someone would be in need of an emotional support animal for a disability, but I can't understand for the life of me how it's allowed to be a puppy.  I was the impression that service dogs were specially trained by highly qualified individuals and are more functional than "pets" - and I would have thought that any kind of animal of which the ownership of was protected by the ADA would have to get some sort of formal training or certification.   

I can't fathom how an untrained puppy of any breed can be considered a proper animal to aid someone with any disability.

Not quite at the point where we are ready to start an investor deal diary yet, but I did want to just say - we are getting started and have made the first move!!  We have partnered with another investor (met here on BP!) and have our first flip under contract.  The home inspection went smoothly yesterday and the results were even better than we all anticipated.  I'll start a diary thread soon, complete with numbers and pictures... but in the meantime, we are doing the happy dance!  Any advice for first timers is much appreciated!
