We are purchasing our first investment property which is in need of some rehab.  One issue is there is a tree on the edge of the neighboring property of which the branches are causing damage to the roof of our property.  We either need to trim the tree back significantly or remove it altogether.

The property next door is a 4-plex.  To my knowledge the landlord doesn't live in any of the units.

What is the best way to approach this situation?  Start writing letters or trying to get contact info from the tenants?

Would it be fair to ask the landlord to share in the costs of trimming / removal or is this something we should plan to entirely foot the bill for?

Forgive my blatant noobness @Wayne Brooks but what did I spend $175 for if not a boundary survey?  :)

@Terry B. Impressed by your agent :)  I don't know either if they will consider it but I guess it won't hurt to ask..

I feed 2 big, 1 medium, and 1 small mouths.  We used to spend ~$600 a month at the grocery store, and then another $300-500 at restaurants.

Then we started reading Mr. Money Mustache's blog ("If you have to work for someone else to pay your bills, you can't afford it!")  and now I never get a meal out.  We "cant afford it"  ;)   *sniffle*  The grocery store bill has gone up to $720 a month.

The typical survey was $175.  The underwriter may demand a boundary survey, which I'm told is much more.  

@Curt Davis That's exactly what I didn't want to hear ;)  I was hoping someone would give me a little false hope!  :P

Under contract with HUD for a fixer upper... contract price is the bare minimum net HUD would accept, and intend close with cash.

Survey results were a bit.. murky... due to a boundary agreement filed about 20 years ago  for an easement where the garage roof overhung the neighboring properties by approximately 2 feet.  The garage no longer exists.

Title insurance underwriter quite possibly might require a boundary survey which I'm told is quite costly.

Any chance HUD might be willing to foot the bill for such survey? Or split the cost?
