Hey James I have my license and I picked up a few duplexes.  They both were reasonably priced and good value add properties and I knew that they were at least 25% under market rent.  So I put in some work with cosmetic repair and brought the rents up to market value and now they are cash flowing nicely... 

I live in and have a few multifamily in Hollywood that I am holding....

I have some properties in Hollywood and Hallandale Beach.  I know the areas pretty well and have my preferences.  Anybody here invest in the same areas and have some insight to smaller subdivisions inside that I might be missing?

Yes. No question. Sell the SFH's and use that as the downpayment to scale up.

So I am having some work done in my 4 Plex in South Florida.  My GC is telling me that I should get a fire extinguisher for each duplex since I have an inspection with the city coming up.  Anybody here have experience with this?  Or has anybody not passed an inspection because they did not have a fire extinguisher on the property?

Ridiculously cheap overall.  I do not nickel and dime my handyman because if take care of him then he will take care of me when I really need him.

BP.  I was not in the game around 2009/2010 and a few years after when the market was in turmoil (unfortunately missed the opportunity to buy dirt cheap at low rates).  I am in South Florida but as a whole did rents stay stable, rise, or fall?  Everybody that I had spoken to in the past has said that rents did not decline.  I spoke to a lender yesterday in the area and he said that he came across properties all over that rents dropped 40%(not all but scattered around).  If so, does anybody anticipate a scenario where rates go up and rents drop forcing the debt service to not be sustainable for an investor who does not have adequate reserves?  That being said, are you sitting on cash waiting for this and for 10 year balloons to adjust up?  Feedback much appreciated.

Approximately how much would it cost to chance a duplex (approximately 1300 sq ft) from window units to central ac?

Hey Matt.  It is under market rent by $150/unit.  I plan on juicing it up and holding for the long run.  That is my plan for all of my multifamily.
