My wife sales real estate in southern Oregon. she has a few investors that she has built relationships with, they to find properties on there own and buy properties that she has found for them, both parties put a significant amount of time in the business relationship because it produces cash for both parties.

Even on the properties that she has not found for them they will cut her in in some fashion, if they are flipping they may give her a week to bring a buyer from her investor pool, if they are holding they may slip some cash for other efforts. The sky is the limit on creativity.

In any relationship it is beneficial to operate where both parties win, when we come from scarcity doors will close.

I am not an attorney so I cannot advise whether it is binding or not. My belief is that it is, a little research should be able to solve that question. If this driveway situation has been there so long seeing owners come and go it may never have been an issue. If it were my property I would want it solved with either an easement in place or a lot line adjustment.

I had an 8 acre piece at one time, one day wanting to find my lot corners discovered the neighbor was encroaching on about 1/4 acre in the lower corner. He had a wood cutting business set up on it. Long story short we adjusted the lot line and I was paid a pretty good chunk of money.

You should be able to go on line to your city's website, search the plat maps and see what the registered boundaries look like. I have done this on many properties to load my guns prior to any conversations.

I installed the cali flooring in my basement directly over the concrete. It is a high traffic area from my pool. The flooring has been in for three years with 0 issues. One of the easiest floors I have ever installed.

Andy,

Unless a project is straight forward  I will always go to the building dept with a list of questions, our building dept is always more than accommodating and takes the time needed to answer all questions.

Explain to them what you are intending to do and you will be guided to the correct information.

You will not be forced to convert the property.

In our jurisdiction you would need to sub everything and depending on how many projects you are doing a year may need a contractors license.

@Sam Dal Cant' tell by the pictures if it is hard or soft slate but looking at the pictures the roof looks in pretty bad shape.

Hi Joanna, My wife is from Wakefield.

Your questions really come down to personnel preference.

I prefer electric ranges in my rentals, for some weird reason it makes me feel safer.

As far as the dishwasher and washer and dryer, these are modern conveniences and will allow you to charge more rent. If you don't go mac daddy it is a good return.

I live on a septic system and have a garbage disposal, when you put one in make sure it is designed for a septic system. I feel this is a benefit, most renters aren't that carful when cramming food scrap down the drain and that will reek havoc with your system.

Devon,

It sounds as though you will be doing additional work to the structure. If so you may need to submit plans to the building dept. When you are having the plans drawn they can draw all the upgrades necessary for the foundation, Hvac and electrical. I build all over the country and have never found an inspector that is willing to design, they are only there to make sure you have built per code per print and what ever little wild hairs they have.

Keep in mind once you open this can of worms permits will need to be satisfied and the structure will need to be brought up to code and in the future sale of the property the unpermmited work will need to be disclosed.

A quick trip down to the building dept will yield a ton of info. Check on set backs, zoning ext, I have found while having dialog with the counter person usually one or two questions will arise that I had not thought of yet.

I don't know about Arizona but in Oregon if it is your primary residence you can do all the work on your house with out a license. You can ask the building dept that question when you are down there.

I don't think this is a dumb undertaking if the numbers work

Sam,

First determine whether the slate is hard slate of soft slat. A hard slate roof can last anywhere from 75-200 years where a soft slate roof will last 50- 125 years.

As long as the roof is in good shape and still preforming why spend the cash.

As a strategy you could take that same $17,000, invest it, bank the returns and when the roof has seen it's life install for nothing.
