Yes you can purchase mobile homes to rent out but make sure you review the rules first to make sure that it is allowed.  In New Hampshire, where i live, most mobile home parks do mot allow renting. The owner has to live there.

@Manny Dorticos Without the "Rehab" I dont see how you can refinance as there simply isnt enough equity in the property. So I don't see how the BRRRR strategy could work. Hopefully someone else will chime in and enlighten.

@Ericka G.  If it is not in the contract then they wont do it, However maybe you can ask them to do it by explaining to them that you have more "work" coming in the future and you would love to consider them for it.  You are sorry for the confusion but lets work this out so that you can get more work from me in the future, etc.

@Matthew Lee Why not simply reconfigure the kitchen and enter the bathroom from the kitchen.  Get rid of the jacuzzi and that can be the entrance.  

Is there enough room to actually make that whole area 2 bathrooms, both next to each other?  1 accessible from the kitchen and the other one accessible from the bedroom.   Then you would have a master suite.

@George Turner You will really need to check the ByLaws and any of there other documents.   HOAs have their own set of rules.   You should reach out to the Property Manager and Board as well for guidance.

@Brandon Hershey Partner up with other investors and continue to buy up real estate, even in other parts of the country.  

You could also become a private lender, invest in Notes, Liens.

@Janelle Vigario I would pass on the area. There seems to be too many for sales in that town. Prices on SFR, Multi -Family are in free fall. 1 business that might come to town, will not turn around this depressed town.

I also dont think the numbers will work.  Most of the houses are going to need at least some work ($5,000+) and after all the expenses,etc.  Their simply wont be enough left.
