Hey BP fam. I am new to real estate investing and was wondering what is the best way to find a good or decent hard money/private lender or a partner that could fund flips. I currently don't have the capital to fund projects but I do have my broker/real estate agent plus my general contractor already lined up. The only thing I am hurting on or slacking is the funds. I am currently working a full time job and getting VA for income every month. I am currently in the San Antonio market. Any help or suggestions would very appreciated thanks BP.

Hey guys I am a new investor and new to the real estate game.  Was wondering when there will be another meeting would love to come and pick your guys brains for couples of hours. 

Hello guys I am first new to Biggerpockets pro and I am very motivated on getting my life turned back around with real estate. I am learning everything I can with real estate and watching a webinar everyday to get myself knowledgeable. I currently do not have hardly any cash but working a full time job and I get 100% VA disability. I recently came across a good deal on a property that I would like to hold and rent it out but I know that I don't have the money for a down payment. What is the best way to get funding for the property and little rehab to it. I want to thank you in advance for any help and advice you guys give. I am always willing to learn and specially when something that I have always been very passionate about just did not know how to go about it until I found out this website. Thanks. Oh yea by the way I am in San Antonio, TX.

@Chris Mason here in Texas if you are living in the house that you bought you don't have to pay property tax at all if your 100%.  

I am 100% disabled through the VA and get a pay check every month does that count towards proof of income even thou I am not getting taxed. I heard that they don't include the VA money because you cannot show the income due to not being on your W-4 when you file taxes. Thanks for future response on this issue.

Thank you everyone for the help for all the value information I wish I would have known about this site when everything happen to me but guess at the time it was not ment to be.

@Shell W. I agree with you that I need to attract private lenders but my main issue that I have most the people I know are in the military and don't know a lot of people around San Antonio.   The issue I had with my property manager in Texas was when I got sent overseas I didn't have access to internet to check how everything was going I was just lucky that I was making a little extra money to cover the mortgage.    The property manager in Colorado litterally collected a full year of rent and just left.  I didn't even know I had someone in the property until the renter contacted me through facebook one day.  The lawyer that I was going to go through to get my money back was going to cost me $3,500 upfront and $400 per hour after that and I did not have the money due to trying to keep my property it just became to much.  When I put a report in with the Fountain Police Department they said that it was a he say she say thing and would have to take her to civil court which I could not afford.

@Ralph R.  I am not sure on the process with that but how do I go about getting a hold of Colorado Department of Regulatory Agency's and it has been little over 3 years now but I filed bankruptcy to clear all the negatively things off my account and start over from scratch.  I was told by many people because I was still young that it won't hurt me as much as if I would have keep all the negative reports on my credit score.

Hey guys I am new to BiggerPockets and wanted to get back involved with real estate again.  Some back ground I used to own a 4 plex when I was in the Army and had my property manager steal $10,000 from me when I was station overseas.  I then went to Colorado and bought a house when I still had the 4 plex.  I got medical chaptered out of the Army and when I moved down to Texas where I am located now I had my property in Colorado rented until my property manager stole over $14,000 from me.  When I reported it to the police they said it was a you say she say thing and had to take her to civil court.  I didn't have the money to take her to court but it is what it is she will get hers in the future.  But now I want to get involved back into real estate where I will be and able to manage or see what I have bought to hold or to flip.  If there is anything that I can start back off with not so great credit due to lost of money in the past.  I am located in San Antonio, TX and I have always had that deep desire to be invested into real estate.  Thanks for future comments on helping me out.
