Best secret for leads and learning the market. Clerk of courts & Tax records. Putting the data in like a simple spreadsheet, eventually you will know what areas you should be focusing on most, and have a good pitch with those people in that area. "how you are going to be serving" that person. Example : pre-foreclosure properties > wholesale is great in this area or sub-to type of deals. Once you gain experience talking with people in that type of situations, other type of deals are the same. Just positioning and probing questions with a possible seller- you will be able to adjust.

With all the knowledge we obtain, sometimes it is great to get your feet wet with just obtaining a lead list, you can find. Within, your area you can easily obtain leads from the local clerk of courts or auction site. There are meetings in CFL area you can join. I am in Volusia county. Try just wholesaling if possible. "crawl" before you walk.

I had a closing today and sadly for some odd reason the seller has gone ghost ! For the past few days phone calls goes straight to voicemail as if the phone is off or broken. This not the normal for this guy , curious what happens when you can't close cause the seller has gone ghost as said. It is possible substance abuse could be the cause here. thoughts ?

I did a master lease agreement with the owner of a house. He owed $2,400 for the water bill.

When I placed a Tenant, into the house I use the funds to pay the water bill

Sadly, the owner of the house filed chapter 13. Since he did the ch.13 it cancelled my contract with him, and he did a side deal with the tenant. I had to pay back the tenant since all contracts was void. So, really I got screwed $2,400 for his water bill and he rented the house out. 

Since, he did not complete bankruptcy court , I feel legally he should pay the $2,400 since : I AM ASKING ??? I should have no problems taking him to civil court and to be paid back for his water bill right ??? 

side note : his house was in pre foreclosure 11 years !!! lol. but still question as asked : I should be able to take him to court for the the money.
