I have invested in the past in Buy and Holds, Fix and Flip, etc. However, I have never invested in Short- term rentals. I'm looking for a partner to find a good deal for one of my clients or something for myself in the future.

     While I am not personally aware of any websites that specialize in multi-family listings for Jacksonville and Portland, I suggest checking with the county clerk's office or visiting their official website. The clerk's office maintains records on all property sales and transfers in the county, which can include multi-family properties. You may be able to access a complete list of available properties or search for specific addresses of interest. This can be a valuable resource for obtaining accurate and up-to-date information on available multi-family listings in the area. This is if you are looking for off-market properties.

Hey @Damon Raynor!

First I want to Congratulate you on the Investments you have accomplished already.

1) I will always recommend using a business entity whether is a SFH, Multi, or commercial for liability purposes.

2) Financing wouldn't be a bad idea if numbers make sense. With Private money, There is definitely more meat in the bones but it comes down to the risk factor.


3) Mixed-Use BRRR is a niche that not a lot of people coach. I would recommend researching them separately. Find a Mentor for Mixed Use and a Mentor for BRRR.

I definitely agree with @Abel Curiel. Your Realtor will have to be a investor friendly agent. Being able to run #s and have a good eye for deals.

I personally have done a BRRRR strategy and have helped out of state investors do the same.

Hey @Caleb Barbosa.

As of right now, Central Florida is one of the best places to invest, you get more for your money than you will compared to South Florida.

House Hacking is definitely a great strategy to get started in RE investing. I would recommend reading the following books;

Millionaire Real Estate Investor by Gary Keller - This book is all about reverse engineering your goal a breaking it down by steps.

The E-Myth by Michael Gerber- RE Investing, construction, development, property management, etc.
