@Jay Hinrichs I hate to admit it but you are probably absolutely correct. New guys, such as myself are looking for some guidance, a road map so to speak. There are a ton of tools within his program that are useful, but none of that stuff matters if you can’t get deals bought/funded through them which is the only reason I paid my money. The craziest part is I actually hit their proverbial “bar” and they continue to come up with excuses why it’s not a deal. Crazy because I followed their exact formula and they wouldn’t even investigate rehab amount or anything. It was just a hard “pass” for them.  This has been a very tough pill to swallow. Sorry if it sounds like I’m venting, but I really could have kept that money and spent it in something that would actually help. 🤦🏽‍♂️ 

I’m currently shopping this deal to other potential buyers/investors. I definitely don’t have to use the deal genie staff, but the point is I paid money to have them as a buyer. It would only make sense to exhaust this option first as it is my investment. They say that upon the completion of a deal, they will refund your membership fee back to you. But I have a feeling that is and was never intended to be paid back to me in the first place. Hard l learned.

This is truly disheartening to have to post this. I am a member of Jerry’s $10k program and I must warn the world that this program is not what he makes it seem. First off, it is extremely difficult in today’s market to find any “deal” that matches up to his criteria, but in my mind I had actually found one. I have negotiated a contract down to get it to be right in line based off of his super generic numbers that only be and his team deem a deal. The saddest part is that I am completely new to wholesaling and this is my first experience with a guru that I have entrusted with my money, which I don’t have a lot. I’ve done everything they have asked of me in the deal genie to put a deal together and let me just tell you, THEY DONT BUY THE DEAL! I could have spent my money investing in myself.
