Maybe revise your inquiry to be more geared toward building your future relationship. If they think this is a one-off deal with the scope already laid out, they might just not have the time to entertain a multiple bid situation. Let the scope of work wait, because they’ll want to see the property anyway, and they actually might have better ideas.

“I’m a local real estate investor, and I need a reliable contractor that I can count on. Xxxx said you did great work for them, and I’d like to have you come out and have a look at the property. I plan to buy and renovate 5 more homes this year, and as many as 20 next year. If you’re interested, let me know what time and day works best for you. Thanks in advance and I look forward to hearing from you.”

I think if they smell the potential for further business, they’ll be much more responsive. You can still get three bids, but they don’t need to know that.

@Jerame Bailey try to connect with @Wesley Pittman. He is someone I connected with on BP a few months back. He knows what he’s doing and will give you some very specific guidelines for the deals he and his team are looking for.

Also, there are real estate meet-ups. In fact I think there is one next Wednesday. You should check it out. Good way to find some of those key players you mentioned above.

Wow thanks for sharing. The pictures are great too. Congrats on the success and all the valuable lessons learned.

If you don't mind, could you tell us how you came upon the deal? Was it through a broker, MLS, wholesaler, your own footwork? Also, how did you finance the acquisition and rehab? Hard money? Credit cards?

Welcome Matthew! I am new as well. It sounds like you have your goals well established. Now it's a matter of defining the plan for accomplishing said goals. From what you're telling us, it sounds like the BRRRR (Buy, Rehab, Refinance, Repeat) strategy will likely help you reach that your goals much faster. If you haven't already read the BRRRR book written by David Greene, you should check it out. I am reading it now, and can see how this strategy will play into my goals as well. Again, welcome. If your friend is in the program, see if you can work out a partnership of sorts.  Cuts the costs and pools your resources.

I've always been the kind of guy to build the plane as he's flying it.  So I'm giving myself 6 weeks to learn everything I can and get all my ducks in a row, so that I can have confidence in my first mailing campaign.  Initially, my aim is to start wholesaling.  I'm stating it publicly here on the BP forum as a way to keep me accountable.

2 Things:

1)  For those seasoned investors with wholesaling experience, I'd greatly appreciate 30 minutes of your time.  I have a framework in mind, which would be far too long for this forum post.  I'm sure you'd be able to poke holes in my plan so by the end, I'll avoid some major pitfalls.  I of course will do whatever I can to provide value to you for your time.  

2)  I know that reputations are made very quickly in this business, and I want to make sure I don't get shut out of deals because I've mistakenly done something to cause me to have a reputation as a noob, who has no idea how the game is played.  So I invite you to reply in this thread some of the dos and don'ts that you've learned over your time so a new investor doesn't look like a new investor.
