Great market. Lots of condos which means non warrantable.

It’s a beautiful town and drives me vacation for many

@Jesse Hodges I’m an agent in the area and work with a lot of investors. You can get some great cash flow here. I would stay out of Scranton with the regulations and high taxes but the surrounding areas are solid. I invest more towards Wilkes-Barre. Hit me up if you have any questions.

I’m buying a single family In Hanover township on Oxford. Any advice about that area?

There are still many areas of the Poconos without crazy restrictions.

I was lucky enough to find a house with access to lake Wallenpaupack that isn't located in a HOA…my only restriction is the township (they are easy)

I also own in Masthope. Rental registration fee is high but the office staff make registration easy. Tons of amenities including a pretty good sized ski mountain (not a little hill just for residents like the Hideout has)

Best bet is to find something with no HOA with Atleast one unique feature(water access, hiking access, gameland access, close to skiing)

@Roi Azoulay I have been very happy investing in the Poconos for many years now.

Take what you hear from @Mark Miles with a grain of salt, he has been reposting the same negative info on the Poconos for more than 3 years now.

Im also the founding partner of a property management company with full service control over 50+ doors. Shoot me a dm if you feel I can be of any service.

@John Geldert Currently looking in the Poconos area. I’m curious what your opinion is …early 2023.

I’m always confused when “the Poconos” is discussed and the lake Wallenpaupack area and northern poconos (example: Masthope Mountain) are completely ignored.

These areas are more of a mountain/rural feel. In my opinion safer and nicer with way less of the crime down by the big ski mountains.

Yes, they have less chain restaurants and shopping malls….but who goes to the poconos for that anyway?

Hi, I am new to Bigger Pockets. I would love to chat with some homeowners in the Lake Harmony/Pocono Lake Area to discuss your experiences and build contacts as I search for homes in the area.

Quote from @Dylan Mahr:

Hi everyone,

I've been listening to bigger pockets podcast on my way to my PE teacher job for the past two years and have just now made the full jump into real estate. I am interested in building a real estate portfolio of both short and long term properties (specifically in the Poconos for STR and long term in New Jersey, Pennsylvania & Florida). I am also interested in property management.

I just recently got my real estate salesperson license and will be doing that full time starting August 1st. I am looking forward to learning and collaborating with all you great BP people.

Welcome!

I'm in the same boat as you.  I actually put an offer on that same property w/ the bridge.  SO much potential!  Did you ever find a good lawyer in the area?  I'd take a recommendation now if ya did :)

I am also looking in PA so I haven’t been thinking too much about NY attorneys.

Do you know how much that property sold for?

maybe try Richard Baum, he is the judge in the town of Thompson, attorney for the village of Monticello, so he is very familiar with the local laws and costumes. i had a very great experience with him

Does he still practice while being judge?
