Welcome Noel.  I'd urge you to pass the test and team up with a brokerage which fosters the development of new agents.  In the long run, it will pay dividends to familiarize yourself with the systems that have in place and then run with it if you ever elect to leave for better commission splits and less fees.

Hello all!

I recently left my job heading up the sales and leasing activities for an industrial developer here in the Houston area to pursue/grow my mortgage loan and land brokerage business which had reached a critical mass.  In addition to helping folks find loans for real estate, I identify local real estate opportunities for my investors, some of which are out-of-state.

I've lurked on this forum for some time now and have found it to be a wealth of information and I wanted to be a part of it.

As a mortgage broker, I run into this question quite a bit.  I've always found Angie's List contractors to be high-priced compared to ones I've run across via referral.  On the remodels I've done, Nash Industries has always done a good job and are reasonably priced. 

If your budget is tight, the best option may be for you to supervise the work yourself and hire qualified tradesmen directly.
