Has any of the California members had any experience with Sam Sadat's Sam's RE Club?  I've attended a number of the monthly events and I found them quite helpful and informative. His membership is reasonable compared to other gurus I've found and he provides a lot of ongoing education and helpful resources.  In addition, he concentrates solely on California, which is particularly helpful to me, since I live here. I'm on the verge of signing up with his ongoing program, which is $1,000 for life, plus $9.99 per month.

Please let me know your experiences with him, if any.

@kurt. . . . I'm simply reacting to what other people have written here.  Perhaps "More" than if they had found the house themselves and it wasn't turnkey?

I was recommended to talk to Chris Clothier and Memphis Invest at a recent meet-up here in Los Angeles, when the subject of turnkey buying of rental properties out of state came up.  I contacted them and am now having a call with one of their Investment Advisors tomorrow.  

Does anyone here have any experience with them?  Anyone holding property from them?

I have read a number of forums on them and the one negative thing that has come up a few times is that people seem to end up paying more for their turnkey properties. Anyone have any experience with this?

@karen Margrave - what I'm saying is that my broker has over 800 agents working for him and I'm thinking there will be properties that someone in that firm will have and tell him about BEFORE they get listed.  That's what I'm thinking. . . . The other thing about this broker finding good deals for flips is that he has been finding these deals for his partner and they have been doing flips, and making profits.  So there's precedent there that he wants to repeat with me. . . are you coming to the BP meet-up tomorrow?

Hello out there:

I have been a pro member of the site for a few weeks now, and while I have participated in many forum discussion (and started a bunch as well), I have not made my official new member introduction.

I'm a newbie just educating myself about possible RE directions here in CA and I wanted to get your feedback about one possible direction:

One of the things I have at my advantage is a very close relationship with a top broker here in LA. He owns a company with over 800 agents in 13 offices. I'm pretty sure he can find me properties before they hit the MLS and other good deals, with the intention to fix and flip. I also have a very close relationship with a top contractor that I can trust and will probably do top quality work reasonably.

So for those reasons, I'm thinking of fixing & Flipping here in CA, as well as invest in reasonably priced rentals across the country with good ROI and/or appreciation. I have uncovered an interesting source for these deals in a company called MARSHALL REDDICK REAL ESTATE in Newport Beach.  Has anyone heard of them or done business with them? 

I had a conversation with a financier yesterday (introduced to me by Reddick RE) about fixing and flipping who told me my close relationships with the agent and contractor give me a significant leg up over other flippers, and I could learn from them as well(as opposed to take courses, seminar, coaching).  What do you think? I was thinking of seeing what the agent can bring to me, and if we found something appealing, put it through the BP deal analyzer, and go from there. Then I'd learn as I go.  Your thoughts?

@Johnhorner it's interesting that you are in Columbus.  I heard there are deals to be had in Cleveland and Columbus, certainly much better than in LA!

As a newbie living in California, I have come to understand that our high prices limit the RE investment opportunities here. compared to most states.  I would like to hear from the California members about the types of investing and deals they are getting involved with here in CA, or do you just prefer to look for property and investment opportunities outside of CA?
