Post: Why YOU Should Invest in Apartments

I have seen investors go down the path to do both. Typically what happens is investors invest passively, get an understanding of the business and then start trying break in actively. Most decide passive is the path, because they realize active investing is more than a full-time job. However some find a path & find themselves on a mission to grow, which brings them to success on the GP side.

Its a great way to get a feeling for what you actually want, without taking all the risk of being the manager.

It sounds like you're on a good path. I scalled a Flip/Wholesale company before transitioning to Multifamily. Its a different space when you're focused on larger 100+ unit projects and requires a different skillset. Take the time to start building that skillset while growing your existing company. Build the capital relationships and the team, so that you're able to successfully take down that next deal in your sites.

Good luck!

I have found that friends & family is limited. That the true way to scale on the raising side is through building relationships at scale with many investors. You need to start serving a niche within the community and build credability. This takes time, but can be rewarding years later when you start to see the fruits of your labor.
