The key here comes down to "What do you want? And Why do you want it?". 

Passive investing is the way many of the wealthiest families have grown & protected their wealth. You're essentially "hiring" an operator, through your investment, to leverage their expertise to buy, operate and manage the investment. In exchange they earn a cut of the profit about a certain return profile. 

Active Investing on the other-hand is not passive, nor is it something to be taken lightly. It requires time, effort and energy to build up your expertise so that you're truly in a position to make those decisions and protect your investment.  For those who want "Control", its option, as when you invest passively, you're just that Passive (without control). 

Frankly I find that most don't actually want to run a real estate business, they simply want the results that come from real estate - freedom, flexibility and the ability to have more fun. If you're already an earner and you have money or a skill that you can generate money than I'd suggest building that up and investing Passively with a Sponsor/Operator you trust. If you want to create a new career or hobby, then going it on your own or with partners could be a great path. 


Good luck - there is no right or wrong path. It all comes down to what you really want.
