Any one know the common price range for property managers here in Akron? I'm trying to start house hacking (with FHA or 203k loans) with the eventual goal of refinancing properties I acquire and then let property management take over

I'm try to house hack for the first time and have been reading a few of the bigger pockets books. I'm looking to get 203k or FHA for little money down. Any advice or insight I should have before going to the bank on these loans?

What are the top 10 things I should be able to fix on my own that I don't need a contractor or repair man for? I'm trying to house hack and limit my expenses as much as possible.

Besides the following minimum standards used by most landlords 1)3x the income 2) Credit report 3)Background check 4) Good references 5) No prior evictions. What other minimum standards do you use to find those great tenants? And why?

Anyone have suggestions for starting a business account at bank? (Any criteria, things I should know about, minimum bank account balance, etc) I'm just starting in my real estate journey and want other investors advice.
