Hello Jonathan, 

I do apologize for taking so long getting back to you. I started a new job and have been busy traveling and learning my new gig. We have four rentals now. Two free and clear. Did a HELOC on one to buy the fourth so I guess it isn't free and clear now. All rented. No problems keeping them occupied. My wife is awesome at that. Two in BA and 2 in Coweta. If I can help in any way I would be happy to help. I am by no means an expert though.

I am not concerned.  Any time the government is involved things are not great.  Too much red tape.  Adding to that is the younger generations (no offense meant) are fluid.  Rentals are going to be fine.  Just the opinion of a dumb Okie!

When the neighbors start paying your bills, then I would start caring.   Unfortunately, everyone has an opinion and is free to state that opinion.  OK.  Heard and respect that opinion but due diligence was done and sounds like done well.  No one can pick their neighbors.  Move on and rent that property again.

I agree with Nathan but would add one thought - your lease has guidelines and rules.  A violation is a violation.  Illegal is illegal.  Ignore and you only empower.  I know not everyone will agree and that is fine.  I own my properties and they are my assets.  If I did not care about certain guideline then why include it in the lease?

Always buy a home warranty.  Inspections are for a moment in time and do not cover "what coulds".

I have purchased two turn key in the past two months. Both rented within two to three days after posting. Creating $2K in monthly cash flow and positive COCR. They fit my strategy and the math worked. I have no problem with turn-key but it depends on your strategy and goals and objectives. Good deals yield good returns regardless. Do your due diligence and do not worry about what others say. Everyone is different.
