Couldn’t agree more! Real estate has been booming last couple of years and it’s easy to get lackadaisical with your systems when everything is going right. I could argue this short hiccup in the economy is what many investors needed for a refresher to strap down any loose ends and to get ready for the next big surge in demand.

Mortgage industry hopefully will continue to see these low rates.

I see you work with out of state investors. Do you ever see Kansas City becoming over saturated with investors and with continual tech boom going on, are you worried about sudden increases of cost of living in comparison to places like San Fran and Boulder, CO?

@Alex Olson ive never heard you only need to hold it for a year and a day as a investment as a tax lax, what specific law is that? I know that would lower your capital gains tax rate but not eliminate it. I was referring to Section 121 - own a house for 5 years, if you live in it for 2 you avoid capital gains when selling

@Alex Olson in a perfect situation, yes my girlfriend and I would move on to house hack a duplex. As far as that scenario though, it would have to fit quite a list of criteria for us to get on board with living so close to another tenant and be able to accommodate our golden retriever with a solid backyard. The places we would like to live (crossroads, Waldo, brookside, plaza) rarely have duplexes hit the market and if they do they are very high priced and sell quickly.

In a perfect situation, yes we would scale up to a duplex. Realistically, we will probably move into another SFH that needs some cosmetic work and repeat the process. If we do live in this current project for over 2 years to avoid capital gains then my goal is to purchase another property strictly as a investment. As much as I would love to get into small multi family - the entry point to get into SFH is so much lower for me personally. I know lenders who do 15% down on SFH investment vs 25% down on a multi along with 6 months reserves. We shall see where the journey takes me!
